  1. General: Complex and Gardens
    The complex is completely fenced in, with separate gates for vehicles and pedestrians, and access surveillance by security cameras. Access is controlled by an entry-phone that is connected to the security guard team, who are on duty twenty-four hours a day.

    The dwellings are surrounded by green areas that have been created with exceptional care and contribute to a beautifully landscaped complex, where flowerbeds, leafy trees, bushes and fountains come together to shape paths, squares and corner nooks in the most characteristic and beautiful Andalucian style. The gardens of the Señorío de Marbella have been awarded the prize for the most beautiful gardens by the Marbella Town Council.

    The complex is marked by four swimming pools, three for adults and one for children, one of them is heated, and there is also a Jacuzzi area, all surrounded by extensive lawns and relaxation areas.

    Two tennis courts and another two courts for paddle tennis will satisfy all your sporting needs.

    Also, you can enjoy the excellent food in the complex's own restaurant, which is to be found right in the centre of the leisure area.

  2. Façades and Roofs
    The exterior façades are made of half-brick with a single dividing interior wall of ceramic bricks forming an insulation cavity. 30mm-thick Polyurethane foam will be projected to give adequate insulation. Cement mortar lines the exterior of the façades, and they are finished with a white plastic paint to emphasise characteristic Andalucian architectural style.

    The sloping roofs are heat-insulated with Polyurethane foam and finished with curved, Arab-style tiles.

    The flat roofs will be insulated with Asphalt sheer thermal insulation with high-density design Polyurthane, finished with passable ceramic paving and skirting of the same material.

  3. External Woodwork
    The windows will be made of lacquered or anodised aluminium, with Climalit or similar style double glazing (4 glass - 6 chamber - 4 glass).

    The shutters are of coloured lacquered or anodised aluminium and are filled with Polyurethane foam to aid heat insulation. The living room shutters have handles.

  4. Dwelling Interior
    4.1. Interior partitions
    Interior partitions are made of double hollow ceramic brick. The wall and ceiling facings are finished with black plaster polished with white plaster. The hallway, kitchen, bathrooms, toilets and passageways have hanging ceilings. The interior wall and ceiling facings are painted with smooth, plastic paint.

    4.2. Surfaces
    The living room / dining room has ivory-coloured marble floor tiles with an Alicante red or similar, sanded and polished perimeter border and 7cm ivory-coloured marble skirting.

    The rest of the dwelling is tiled with ivory-coloured, sanded and polished marble tiles and 7cm ivory-coloured marble skirting.

    4.3. Bathrooms
    4.3.1. Flooring
    Main bathroom: ivory-coloured, sanded and polished marble tiles. Walls are tiled with ivory-coloured sanded and polished tiles. There is a mirror above the washbasin.

    Second bathroom: Top quality vitrified ceramic paving floor-tiles; walls of top quality ceramic tiles with built in perimeter border and mirror above the washbasin.

    4.3.2. Bathroom fixtures
    Miami model or similar 1,70 x 0,70m hydro-massage bathtub with automatic thermostatic bath fittings.
    Roca Georgia model toilet and bidet with Grohe Europlus taps.

    Washbasin set in an ivory-coloured marble counter.

    Secondary bathrooms: where applicable, cast iron "continental" model 1,70 x 0,70m bathtub.

    4.4. Kitchens
    Tiled with clay floor tiles.
    Ceramic wall tiles with perimeter border.
    Top and bottom Formica cabinets with granite counters.

    4.5. Interior woodwork
    Front door reinforced with security locks inlaid to factory lacquered wood. Top quality brass fittings and security locks.

    Inner doors: made of factory lacquered wood with top quality brass fittings and locks.

    Fitted wardrobes: factory lacquered and with top quality brass fittings. Lined with re-clad wooden panelling with shelf and hanging bar.

    4.6. Stairs and Doorways
    Tiled with ivory-coloured sanded and polished marble tiles. Sanded and polished marble stairs. Andalucian-style iron balustrade.

    Mirrored lifts with capacity for four people or 300kg, from the garage level.

  5. Installations
    5.1. Electricity
    Electrical installations with a high supply level and four separate circuits in dwellings (lights, power, kitchen and air-conditioning).

    Niessen brand appliances.

    Inside wardrobe lighting activated by opening the doors.

    Television circuit installation made up of:
    Satellite antenna for six or ten channels for Astra and Eutelsat. Terrestrial antennae for TV1, TV2, Canal Sur, TV2 Andalucía, Antena 3, Telecinco, Canal Plus and FM.

    Television outlets pursuant to the Telecommunications Infrastructure Regulations, with RF and FI in the living room, kitchen, and all the bedrooms, with Niessen brand appliances.

    Telephone installations in the dwellings comprise telephone points for the basic distribution network in the living room, kitchen and all the bedrooms, with Niessen brand appliances.

    Installation of an entry-phone for internal communications between the urbanization security point and each dwelling.

    5.2. Heating and Air-conditioning
    The dwellings will be equipped with an individual heating/cooling air-conditioning system made up of a set of pumps pipes, grills, thermostat, accessories and other special features.

    5.3. Plumbing
    The hot and cold water distribution system will be made of copper pipes of different diameters, according to their design. Stopcocks for hot and cold water at the entrance to every room containing taps. Hot water provided by a 200 litre boiler in the dwellings and an additional 150 litre boiler in duplexes. The drainage system is made of reinforced PVC pipes of the quality stated in the design and is acoustically insulated where necessary in the vertical downpipes.

    There is a cold water outlet on the terraces.

    5.4. Ventilation
    There will be interior extraction installations extending to the roof to ventilate each bathroom and the kitchen.

    5.5. Security and Home automation
    The dwelling is equipped with a centralised alarm system, movement sensors, water sensors in specific humid areas such as the kitchen or bathrooms, with stopvalves to shut off the supply, and smoke detector.

    The urbanisation is guarded 24 hours a day, 365 days a year, by a team of security guards who will ensure the security of the complex.

  6. Garages and Utility Rooms
    Garage spaces and utility rooms, located in the basement have finished concrete paving, remote control access door and also have all the installations stipulated by the municipal regulations.

  7. Various
    The complex has a private washroom facility, community administration within the complex itself, and a team of gardeners and cleaners for the exterior and communal areas.
